Overview

The State of Ohio identified a need to “gut” and renovate 43 of its “Dairy Queen” style rest areas located on 27 independent sites throughout the state. Originally constructed roughly 40 years ago, these buildings were all in need of interior upgrades and a new focus on energy efficient design. The project scope involved building renovations but maintained the existing highway exit ramps, drives, and parking areas. Upgrades to the existing wastewater and drinking water systems were also included at various sites. Executed in two design phases, the project began in Phase One with 43 separate field surveys of the various sites and completion of the 43 independent sets of Construction Documents toward the procurement of 43 independent building permits. Phase Two included the Construction Administration for all 43 buildings on 27 independent sites, all of which were constructed in 7 separate overlapping construction phases.
In the beginning of the project, the Shremshock team worked closely with SAO and ODOT to establish a workable project roll-out schedule that allowed for the simultaneous construction of multiple sites. The team utilized a pre-existing prototype rest area building that was modified several times over throughout the course of the two-year construction period.
